Sunny Isles
Miami, FL
Sunny Isles is another popular oceanfront tourist destination located just north of Haulover Beach. Overflowing with condominiums, rental apartments, motels, and shopping, Sunny Isles is a good choice for those who want to live and shop in the same community. Like everywhere else on the beach, the housing stock on Sunny Isles is in need of renovation. Jobs in Sunny Isles center around the tourist trade and are primarily in the retail industry.
The population of Sunny Isles is 15,315 with a median age of 50 (vs 35 for the US as a whole). 29% have a bachelor's degree or higher vs. 24% for the US as a whole. 57% are foreign born vs. 11% for the US as a whole, and 64% speak a language other than English at home vs. 18% for the US as a whole. The median commute time is 34 minutes, and the median household income is $31,627 vs. 41,994 for the US. 70% of housing units are renter-occupied. single-family owner-occupied homes have a median value of $288,400 vs. $119,600 for the US. Median monthly owner costs are $3,066 (with mortgage) or $577 without mortgage.
Median rent is $648. Residents are primarily retired; employed residents work in management, professional, sales and office related occupations.
Advantages. Sunny Isles' advantages revolve around its location and completeness; like Miami Beach, everything you need is within a short walk or short drive. Restaurants are everywhere and are reasonably priced. Three shopping malls are within a five mile radius. The beaches are clean and safe; Haulover Beach, one of Miami-Dade's finest parks, sits just to the south. Oleta River State Recreation Area is less than a mile to the west and Florida State University is a short three mile drive beyond that. Many homes are on the water making marina space easily accessible. Haulover cut, a water passage linking the intercoastal waterway and the ocean, is only two miles to the south. Two causeways link Sunny Isles to the mainland and Ft. Lauderdale is a short 10 miles to the north.
Disadvantages. Sunny Isles is a major tourist destination, and as such, the city gets crowded throughout the year. Public beach parking is limited and restrictions are enforced. Residents that commute to other parts of Miami for work will find rush hour to be unusually heavy; drivers must first pass through congested North Miami Beach to get to the highways.
